Why is Airbnb changing its fee structure? They want to make it easier for guests to see just one price. To keep the same payout, hosts using a PMS system must increase their prices. Our calculator shows you the appropriate price increase to achieve the same payout.

Assumptions based on Airbnb announcement and known fees:
• Airbnb (Pre-Oct 27, 2025): Standard fees: 3% host fee, ~14% guest fee.
• Airbnb (Post-Oct 27, 2025): Mandatory for PMS hosts, now a 15.5% host-only fee according to the newly announced fee change.
• Airbnb: No change for non-PMS hosts announced at the moment, but it is expected in December.
• VRBO: Pay-per-booking model with an 8% effective host fee (5% commission + 3% processing).
• Booking.com: Average commission is 15%.
